One of the main pieces of advice I give people is to not fall in love with real estate, and instead focus on return on investment. The reason why I have to constantly repeat this mantra is because it’s really easy to fall into this trap! In fact, it just happened to me this weekend. I almost abandoned my entire real estate philosophy!

We’ve had many guests here on the podcast who have educated us on the Infinite Banking Concept. This is a strategy that uses whole life insurance to create a banking system within your own finances. It’s an incredibly effective strategy, and can be used for purchasing cash flowing real estate.

A 1031 exchange is an incredibly powerful tool that allows an individual to save on taxes after the sale of a piece of real estate. This tax deferral program permits the investor to sell a real estate property and then reinvest the funds in a property of equal or greater value. Doing so allows the investor to keep more money in their pocket, and defer all capital gains taxes.
