A few months ago, we posted a video in which we discussed the behind the scenes decision-making process of a potential real estate purchase. Since then, we ultimately decided to follow through on the purchase. This deal was unlike our other real estate purchases. Typically we conduct the entire closing process electronically, and never see our rentals in person.

One lesson I learned early on as a buy and hold investor is how important it is to continue purchasing properties. When I started attending real estate meetings, I would ask experienced investors what their biggest regret was. They would always answer, “I regret selling rental properties!”

A 1031 exchange is an incredibly powerful tool that allows an individual to save on taxes after the sale of a piece of real estate. This tax deferral program permits the investor to sell a real estate property and then reinvest the funds in a property of equal or greater value. Doing so allows the investor to keep more money in their pocket, and defer all capital gains taxes.
